Applying
How do I apply?
Applications can be completed online through our secure application portal. To apply, please click the “Apply” link at the top of this page.
What is the fee to apply?
Application fees may differ based on region and ownership group, please reach out to your Property Manager for the accurate fee to apply for your home. Payment will be made online through the application portal.
If I do not get approved for the rental property, will I be refunded my application and administration fee?
The application fee will be refunded if you are not approved for the rental property.
Does applying reserve the rental property for me?
No, solely applying does not reserve the home or apartment for you. In order to reserve a property you must apply, sign a lease contract, and pay any applicable upfront fees to reserve the home. Please be advised, the lease contract must also be countersigned by all parties including the property manager, landlord, or landlord representative in order for the property to be reserved. We lease up very quickly so we encourage you not to wait to complete the process.
Qualifications
What are the qualifications?
All applicants interested in living at any of our communities will be required to pass a rental history and criminal background screening, as well as, meet our credit and income requirements. The minimum income requirement is 3x the monthly rate of the property or floor plan you are interested in applying for.
What if I missed the qualification requirements by only a little bit?
If you missed the qualification requirements slightly, don’t worry! We can look into options to help get you approved. The specific options available to you could range from getting a guarantor to co-sign your lease, paying a higher deposit, or both.
How long does it take to get approved?
Once you have submitted your application, it could take anywhere from 2 business hours to 4 business days to receive your screening results. Once your results are in, we will contact you if any additional steps are needed to get you approved. If your results come back approved, we will send you the lease contract within 24-48 business hours.
Co-Signer or Guarantor
What is a Co-Signer or Guarantor?
A Co-Signer or Guarantor is a person that acts as the financial supporter of the lease contract. The Guarantor or Co-Signer will also be required to meet the credit and income qualifications mentioned above as well as go through a rental history and criminal background screening.
Is the Co-Signer or Guarantor equally responsible for the lease contract?
Yes, the Co-Signer or Guarantor is equally responsible for the lease contract.
Will the Co-Signer or Guarantor be required to sign the lease contract as well?
Yes, the Co-Signer or Guarantor will be required to sign the lease contract as well, in addition to a separate guarantor agreement.
